Lease Management & Renewals</strong></span></p><ul style="list-style-type: disc;"><li><span style="font-family: "Calibri Light", sans-serif;">Lead and coordinate the full lifecycle of lease administration for the Bank’s nationwide portfolio of leased properties, including offices, branches, ATMs, and residential assets.</span></li><li><span style="font-family: "Calibri Light", sans-serif;">Proactively manage lease expirations, initiate early negotiations, and develop cost-effective renewal strategies aligned with market trends and operational needs.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Evaluate lease terms, rental values, and landlord obligations to secure favourable terms while maintaining positive landlord relationships and ensuring business continuity.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>2. Property Acquisition</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Identify and assess strategic property acquisition opportunities in line with the Bank’s expansion goals, SRF requests, and customer access strategy.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Conduct detailed due diligence including location suitability analysis, title document investigation, market valuation, physical inspection, topography, and risk assessment.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>3. Property Disposal</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Drive the disposal of non-core or underutilized real estate assets, ensuring optimal returns for the Bank.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Conduct valuation assessments, market analysis, and stakeholder consultations to determine fair market value and appropriate disposal strategy.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>4. Title Documentation, Renewal & Perfection</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Maintain oversight of the Bank’s title portfolio and drive the perfection and renewal of legal documents across all owned properties.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Engage with State Land Registries, Surveyor-General’s offices, and legal representatives to facilitate statutory processes (e.g., Governor’s Consent, Deed Registration, Certified True Copies).</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>5. Statutory Payments & Government Compliance</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Ensure timely processing and remittance of statutory obligations, including Ground Rent, Land Use Charge, Tenement Rate, Development Levy, and other taxes.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;"><span style="font-size: 12pt; line-height: 115%;">Review and validate demand notices from government authorities, resolve discrepancies, and negotiate assessments where necessary</span></span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>6. Building Plan Approval & Regularization</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Coordinate the regularization of building plan approvals for owned and leased branches.</span></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Liaise with Town Planning Authorities and State Building Control Agencies to facilitate submission and approval of architectural and structural drawings.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>7. Occupational Health & Safety (OHS)</strong></span></p></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Serve as the Bank’s Safety Officer, implementing OHS policies aligned with ISO 45001:2018 standards</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>8. Property Surrender & Exit Management</strong></span></p></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Manage the surrender of properties no longer required, ensuring compliance with lease exit terms.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>9. Litigation Support & Witness Representation</strong></span></p></li><li><p><span style="font-family: "Calibri Light", sans-serif;">Act as the Bank’s key witness in property-related disputes, providing evidence and expert testimony.</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>10. Vetting of Valuation Reports</strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Review and validate valuation reports for HCMD Group, RCAM, and CRM departments.</span></li></ul><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>JOB REQUIREMENTS</strong></span></p><p><span style="font-family: "Calibri Light", sans-serif;"><strong> Education</strong></span></p><ul><li><p><span style="font-family: "Calibri Light", sans-serif;">Minimum education: BSc Estate management</span></p><p> </p><p><span style="font-family: "Calibri Light", sans-serif;"><strong>Experience </strong></span></p></li><li><span style="font-family: "Calibri Light", sans-serif;">Minimum experience: 5 years experience in real estate management</span></li></ul>
